Answers to the questions we hear most often from Winnipeg homeowners, property managers and business owners. If you do not see yours below, get in touch and we will answer it directly.
What areas of Winnipeg do you serve?
We work throughout Winnipeg and the surrounding area, including Tuxedo, River Heights, Crescentwood, Linden Woods, Bridgwater, Sage Creek, St. Boniface, Wolseley, Charleswood, St. Vital, River Park South, Transcona, Fort Garry, Whyte Ridge, Windsor Park and Fort Richmond.
You can see the full list on our Areas We Serve page. If your neighbourhood is not listed, get in touch anyway. We will let you know right away whether we can take it on.
Yes. Great Horn Construction carries liability insurance and workers compensation coverage, and every trade we bring onto your project is licensed for the work they perform.
We are also an accredited Better Business Bureau business. If you would like to see proof of coverage before work starts, just ask and we will send it over.
Do you handle both residential and commercial projects?
We do. On the residential side we take on renovations, additions, basement developments, detached garages, kitchens and bathrooms.
On the commercial side we handle tenant improvements, retail and office build outs, and maintenance work for property owners and managers.
How much does a general contractor charge in Winnipeg?
Most general contractors in Winnipeg work one of two ways. A fixed price contract, where you agree to a single number for the whole scope, or cost plus a management fee, which usually falls somewhere in the range of 10 to 20 percent of the project cost.
Rather than quote a generic hourly rate, we price each project from the actual scope and drawings. That way the number you see is the number tied to your job, not an industry average.
What is the difference between a builder and a general contractor?
A builder normally refers to a company putting up new construction from the ground up. A general contractor manages a construction project of any size, hiring and coordinating the trades, pulling permits, running the schedule and taking responsibility for the finished result.
On your project, Great Horn Construction acts as your general contractor. You deal with one point of contact instead of chasing a dozen trades yourself.
Do you provide free estimates?
Yes. The initial consultation and quote are free, with no obligation.
We will visit the site, talk through what you are trying to accomplish and put together a written quote covering scope, materials and timeline. You can request a free quote here.
How long does a typical renovation take?
It depends heavily on scope, but as a rough guide, a bathroom often runs two to four weeks, a kitchen four to eight weeks, and a basement development six to ten weeks. Additions and larger structural work typically run several months.
Permit timelines, material lead times and any surprises behind the walls can shift these. We give you a realistic schedule with your quote and keep you updated as the work progresses.
Do I need a building permit for my project?
Structural changes, additions, decks, basement developments and most electrical, plumbing and HVAC work require a permit from the City of Winnipeg. Cosmetic work such as painting, flooring or cabinet replacement generally does not.
We handle permit applications and inspections as part of our service, so you are not left figuring out the process on your own.
Do you offer a warranty on your work?
Yes. We stand behind our workmanship, and all manufacturer warranties on materials and fixtures are passed directly to you.
The specific coverage is written into your contract before work begins so there is no confusion later. If something is not right after we finish, we come back and make it right.
Start by reaching out for a free quote. From there the process is straightforward. We book a site visit, talk through your goals and budget, and put together a written scope and price.
Once you approve the quote we schedule the work, pull any permits required, and keep you updated throughout. We finish with a walkthrough together so nothing is left outstanding.
Every project is different. If yours is not covered above, send it our way and we will give you a straight answer, whether or not it turns into a job for us.
